Choosing the wrong contractor in Singapore can result in stop-work orders, cost overruns, and legal disputes. Here’s what separates a reliable contractor from one that will cost you more in the long run.
Any contractor performing structural, M&E or fire safety works must be BCA-registered. You can verify this on the BCA online directory using the company’s UEN or contractor name. An unregistered contractor cannot legally submit building plans or obtain permits.
Authority submissions — BCA, SCDF, URA, NEA — are where inexperienced contractors fail. A delayed or rejected submission can add weeks to your project and cost you rental fees on a vacant space. Ask specifically who handles submissions and how many they’ve completed.
A low headline price often conceals costs that appear later as variation orders. A proper quotation should be fully itemised — every trade, material, and authority fee listed separately. If a contractor gives you a single-line quotation, that’s a serious warning sign.
A contractor without public liability insurance and workmen’s compensation leaves you exposed if someone is injured on site or third-party property is damaged during renovation. Always ask for a copy of the insurance certificate before work begins.

Before you sign anything, know exactly what a proper renovation contract covers — and what red flags to look for in one that doesn’t protect you
REQUIRED
Every item of work must be described specifically — not “general renovation works” but “supply and install 12mm tempered glass partition with aluminium frame, 3 panels.” Vague scope is the most common cause of disputes and variation order abuse.

Each trade and material should be priced separately with quantities stated. This allows accurate comparison of quotations and identifies if costs increase post-contract. Never accept a single lump-sum quotation for commercial renovation works.

The contract must state a start date, completion date, and key milestones. Without a written timeline, you have no basis to claim damages for delay. Milestones should be tied to payment releases — this gives you leverage if the contractor falls behind.

Any change to the original scope must be documented as a Variation Order (VO) with a written cost before work proceeds. Contractors who proceed with changes without a signed VO and then invoice for them afterwards are a common dispute scenario — and without a signed VO, they have no legal right to payment.
